Our Hard Money Loan Guidelines

Here are the guidelines of our hard money loan program:

  • Our loans are commercial loans because we work only with investors on non-owner occupied properties.  We do not loan to homeowners.
  • Our loans include the purchase price, the rehab cost (material and labor) and all closing costs.  It is a $0 down loan.  Also, there is no application fee and the appraisal and insurance fees are paid out of the closing costs.
  • We loan on 1– 4 unit, residential properties only.  The loan amounts are from $40,000 to $250,000.  Our borrowers can do two loans at the same time.
  • We loan up to 70% of the after-repair value (ARV).
  • Our borrowers must have a 640 middle score or a co-signer with a 640 credit score. 
  • Our loan program is:
    • Stated income
    • No doc
    • No tax returns
    • No bank statements
  • The loan is for 12 months, interest only, with no pre-payment penalty, and we do not report to the credit bureaus.
  • We allow borrowers to close in a trust, LLC or corporation.  However, they do sign personally for the loan.

 

*NOTE: Our borrowers typically pay back their loans in 90 – 180 days, minimizing the amount of interest they pay. Therefore, with no application fee, no pre-payment penalty, stated income qualification, interest only payments and quick financing, our hard money loans are a superior product when you need rehab money ASAP.
